Construction Process and Savings
To aid you with the homesite purchase as well as the construction of your home some steps have been taken that may be helpful to you in this process. While this advice is offered, it is not intended to bypass any of the professional people and advice you may need to complete your construction. We have made special arrangements with an approved, licensed construction firm with over 20 years experience in home construction that will, if you choose to hire them, work with you in completing your home construction. Arrangements have been made for the construction company to set up temporary housing for their 15+ workers, supervisors, maid's and cooks directly on the property. This work force will work 10 hours per day for 12 days straight at a time. They then leave and return home for 2 days on the weekend and return on Monday for another straight 12 days of construction. Because of this unique working arrangement they are able to complete the construction project very quickly and at a tremendous saving to the homeowner.
The guaranteed construction costs will be as follows: The labor cost will be computed at $37.21 per square foot ($400.00 per square meter). In addition to the labor costs, materials will need to be purchased for the construction. The contractor has agreed to purchase the materials from his home town rather than here in Jaco Beach where materials are more expensive. By purchasing them in this way, and passing on his contractor discounts to you, your material costs will be an average of 30% cheaper.
If you choose to use this contractor he will enter into a construction agreement under these exact terms. However, to take advantage of these deep discounts, your home construction must start within 3 years of your lot purchase date while the construction crews are on site. This arrangement will save you many thousands of dollars on your home construction and drastically increase your homes value once completed.
